Handling difficult tenants

In our previous post, we have talked about how tenants can deal with difficult landlords. This time, we will argue backwards. What if your tenants are difficult to deal with after you’ve let them sign the lease? Here are some tips.

Have confidence. Confidence is a key aspect when facing difficulties. And this does not exempt you from dealing with difficult tenants. If you are confident talking to them, you are more likely to get a positive reaction from your tenant. The opposite happens when you are not sure what you are presenting to them. Don’t let your voice shake when you’re saying something. It will be captured as a sign of uncertainty.

Exercise the right decisions. There are issues that need quick decisions. For example, if you see that the surrounding area of ​​the rental property is untidy, then you should get the attention of the tenant. Insist that the condition is unacceptable and will affect not only your adjacent tenants, but them as well. Present scenarios that make them realize the consequences of not doing things right.

Be authoritative. While tenants have some rights, you must also assert your rights. But be sure to assert your authority fairly. If the tenants habitually do not respect the existing rules of the rental of the property, you have every right to make a complaint that you can lodge in the offices of the corresponding authority. Make sure you are aware of the existing state laws that may affect your complaint.

Enforce your rules. Keeping in the best interests of the asset you are offering for rent, keep in mind also that enforcing your rules will be aligned with taking care of it. If there is a regular inspection every 28 days, please do so. If you are issuing notices when the rental rate is one week late, feel free to submit them.

Learn to close the gaps. There are tenants who can always end up in your head for many things that they often complain about. There are cheerful but hibernating guys when due dates are approaching. There are those who pay in advance but they always have a series of complaints with this and that. Bridge the gaps between them and you. Always keep your end of the deal. Offer win-win solutions. After solving the problems, become friends with them. Be friends, but put barriers between owning and them renters.
